A small-town downtown attached to a very large business corridor

The logistics buildings along the corridor are a different animal from offices. The floor area is enormous but the fixture density is low, so the cost per square foot is far lower than an office — a 20,000 sq ft warehouse cleaned weekly runs $1,583–$1,928 per month.
The work concentrates where people actually are: restrooms, breakrooms, the office block at the front, and the walkways. Open racking areas mostly need floors kept clear and dust controlled rather than detailed cleaning. Why is warehouse cleaning so much cheaper per square foot than office?
Because cost follows fixtures and people, not floor area. A 20,000 sq ft warehouse might have two restrooms and a small breakroom. A 20,000 sq ft office would have many times the desks, glass and touchpoints. Charging warehouse space at office rates is the most common overcharge in this corridor.
Can you provide a certificate of insurance for our property manager?
Yes, as a matter of course. Most buildings in the Technology Park area require one before a vendor is allowed on site, and we can have it to your property manager the same day.
Our building has badge access after hours. Is that a problem?
No. Badge access, alarm codes and sign-in logs are normal for us here. We assign the same crew to your building so the access list stays short and your security team is not approving new names every month.
