We rate clinical space at $0.075 per square foot against $0.045 for a general office. That gap is time, not margin. Label contact time means a disinfected surface has to stay visibly wet for one to ten minutes, so a crew cannot be in and out of an exam room in ninety seconds. Add colour-coded materials changed by room type, care taken around equipment, and a trained crew rather than whoever is available, and clinical rooms simply take longer per square foot than a desk and a bin.
The three things that move your number most
Frequency, and it is not close. Volume rates come off the per-visit price as you add nights: 25% at weekly, 35% at three nights, 45% at five. A five-night schedule costs far more per month than a weekly one, but each visit is close to half price.
Restrooms. Each one adds to every single visit, so a practice with four restrooms carries that cost 21 times a month on a five-night schedule.
